OUR STORY

Pope, Mazzara & Menendez, PLLC was designed around how community associations actually operate. Boards and managers do not encounter legal issues as isolated events. They deal with continuous responsibilities such as enforcement, meetings, contracts, projects, collections, elections, and statutory compliance. The firm is structured to support those day to day decisions rather than only respond after problems develop.

Today, the firm serves as ongoing counsel to condominium and homeowners associations throughout Southwest Florida. Our role is to help boards act with confidence by providing timely, practical guidance and resolving issues efficiently when they arise. Legal advice is most valuable when it is accessible and familiar with the community, so our systems, staffing, and communication are organized around responsiveness and continuity.

This approach integrates legal guidance into ordinary operations. Instead of starting from zero each time a question arises, the board works within an established relationship with attorneys who already understand the property, its governing documents, and its history. Technology supports that process, but accessibility remains central. Clients communicate directly with the attorneys responsible for their matters, supported by a team experienced in community association operations.

Because association governance regularly intersects with construction, contracts, and disputes, the firm also handles related construction and litigation matters as part of its role as association counsel. This includes covenant enforcement, contract interpretation, project issues, collections, and litigation when necessary.

In addition, the firm represents contractors, developers, and businesses in construction and real estate matters, including projects unrelated to community associations. Many of these clients seek counsel familiar with regulated real estate environments, multi party projects, and practical decision making rather than purely case driven litigation.

The objective is straightforward. Clients should be able to operate knowing their counsel is available, familiar with their circumstances, and prepared to address both routine governance and complex disputes. The firm was intentionally structured around that purpose and continues to operate that way each day.
